President’s Message to Realtors and Home Sellers
Selling a home in todays market is quite different than it was just 5 to 10 years ago. The latest technique is to de-
personalize a home to make it look as close to a model home as possible. This requires de-cluttering all personal
objects the selling home owner may have including collections, nick-nacks, trophies / sports items, personal
hygiene items, children's toys, and anything else a prospective buyer will associate with the current owners. It's all
about making the home more impersonal like a model home so prospective buyers feel like they are viewing a
house on the market and not invading someone's privacy while walking through the sellers home. Home Staging
has been proven to work by numerous Real Estate Companies and industry experts. It’s a fact that Staged Homes
sell faster and for more money!
When selling a property, the best way to show it is to make it look its absolute best. This includes using the right
amount and scale of furniture, bringing in color and interest with accent colors, using trees / plants to bring the
outside in, and adding artwork / accessories to give it a finished touch, completing all repair work, and replacing old
carpet / furnishings. It also means showing the best layout and use for rooms to eliminate confusion and to show
how well areas can be used as additional living space. It’s not about hiding problems. It is about repairing,
updating, and giving the home a fresh new look. It needs to be spotless clean!
By making a home look beautiful, buyers become very interested and attracted to the property. They perceive a
stronger value for their money as well as being attracted to the beautiful life style. Everyone strives to have a
beautiful, elegant, yet casual and comfortable home. A Realtors job is to help the home owner get the most
amount of value for their property. In many cases, it can require spending money in order to save a lot. Don’t just
lower the price; increase the appeal first by staging it! You will save yourself and your client a great deal of money.
Staging works in all markets! Think about it. You always want a property to looks it's best in order to sell. Home
Staging was actually created in a hot market. When sellers were getting 3 offers for full price, they found that by
staging, they could get 5 to 10 offers for way over listing price!
I encourage more Realtors and home sellers to learn more about Home Staging and utilize the practices more in
